Brentwood is two neighborhoods: the flats, and the canyons above Sunset.

If the roof still has good years left, the report tells you.
Roof replacement and free written roof inspections across Brentwood. The median home in ZIP code 90049 was built in 1968, and four in ten date from the 1950s and 1960s. Parts of Brentwood sit in the city’s Very High Fire Hazard Severity Zone, and in the last seven years fire has come into the canyons twice.
Deck, underlayment, then shingles or tile. The underlayment keeps the water out, and you can only check it from up on the roof.
What we check on a Brentwood roof
The Getty Fire started with a branch
In October 2019, wind snapped a tree branch into power lines off Sepulveda Boulevard. The fire burned 745 acres and destroyed 10 homes, according to the LAFD. Trees, wind and the roof edge belong in the same conversation.
The canyons are a fire zone
The LAFD lists portions of Brentwood inside the Very High zone. In January 2025 the Palisades Fire reached Mandeville Canyon, and the city ordered evacuations from Sunset Boulevard north to the Encino Reservoir.
Mid-century roofs, many times over
A house from the 1950s or 1960s has likely been re-roofed more than once, and sometimes an older layer is still underneath. The report records the layers, the deck and any low-slope sections, with photographs.
Before the rain in Brentwood
Canyon homes near a fresh burn edge, tall trees on the flats, and mid-century roofs throughout.
Near the 2025 burn edge
Homes in upper Mandeville Canyon sit close to ground the Palisades Fire burned. Follow the county’s storm alerts at alert.lacounty.gov and know your way out, on top of the roof.
Tall trees on the flats
South of Sunset, mature street and yard trees drop leaves into gutters through the fall. Clear them before the first storm, then check that every downspout drains away from the house.
Low slopes from the 1950s
Many mid-century homes have low-pitch or flat sections over additions and carports. Those shed water slowly, and a long storm gives it time to find a seam.
Before the first big storm: book the free roof check, or read our winter storm roof guide.

The rules that apply to a Brentwood roof
City of Los Angeles rules. Which ones apply depends on which side of the fire zone line you are on.
Re-roofs are permitted by the Los Angeles Department of Building and Safety. Replace more than half the roof and the product needs a cool roof rating from the CRRC.
Inside the Very High zone the roof must be Class A, and wood shake and shingle are not permitted.
Brush clearance around structures is required inside the Very High zone. On canyon lots, the trees over the roof are worth checking at the same visit.
We get on the roof, photograph what we find and write it up.

A house south of Sunset and a house in Mandeville Canyon share a mailing address and almost nothing else. The report starts with which rules apply to your parcel, then tells you what the roof needs, in writing.
acres burned by the 2019 Getty Fire in Brentwood, which began when a tree branch fell onto power lines in high wind. Ten homes were destroyed, according to the LAFD.
Roof questions in Brentwood
Repair or replace?
Usually the underlayment decides it, and you have to get on the roof to check that. The report gives you the answer, with photos.
What does a new roof change for my insurer?
Most letters name roof age. The permit and completion papers show the new roof’s date; what the carrier does with them is its decision.
I live south of Sunset. Do the fire zone rules apply to me?
Usually not, but the line is drawn parcel by parcel, not by street. The report tells you in writing whether your address is inside the Very High zone, and what that means for the roof.
Start with which side of the line you are on.
Fire zone status, roof age and remaining life for your address, with dated photographs. The answer may be a replacement, or a repair and a few more years.
“I hired Joseph to help me with my condo remodeling. I had several bids and he was reasonable and did a great job and was reliable. I highly recommend him”
