Studio City roofing: layered roofs in the flats, fire-zone rules in the hills.

If the roof still has good years left, the report tells you.
Roof replacement and free written roof inspections across Studio City. In the flats the houses are old and the roofs have been layered over for decades. In the hills toward Mulholland the fire code governs everything.
Deck, underlayment, then shingles or tile. The underlayment keeps the water out, and you can only check it from up on the roof.
What decides the job here
What we check before you sign.
How many layers are up there
Homes from the 1920s to 40s have often been roofed over two or three times. California allows two. Every extra layer is weight, tear-off and disposal, and it hides what is underneath.
What the deck looks like
Rot only shows once the old roof comes off. The contract says how rotted decking found at tear-off gets handled.
Which side of the hill
The streets climbing toward Mulholland fall in a Very High Fire Hazard Severity Zone and need a Class A assembly. Access on those lots is its own question.
Before the rain in Studio City
Hillside homes above Ventura Boulevard and older houses in the flats near the river.
Hillside runoff
On the slopes above the boulevard, water from the roof has to go somewhere. Gutters and downspouts that point at the hill or the foundation are worth fixing now.
Flat roofs on modern homes
Many newer and remodeled homes here have flat or low-slope roofs. Clogged scuppers and tired membranes are what fail in a long storm.
Chimneys and skylights
On older bungalows the flashing around chimneys and skylights is the usual first leak. It is a cheap fix before December and an expensive one after.
Before the first big storm: book the free roof check, or read our winter storm roof guide.
From our roofs
Recent MAMOS roofing work: shingle re-roofs, flat ADU roofs and tile.
We get on the roof, photograph what we find and write it up.

Carriers decline multiple-layer roofs on top of their age limits, and they judge both from aerial imagery. If you own in the flats, this is worth reading before renewal.
layers: the most California allows on a roof. Many Studio City flats homes are carrying a third.
Roof questions in Studio City
Repair or replace?
Usually the underlayment decides it, and you have to get on the roof to check that. The report gives you the answer, with photos.
What does a new roof change for my insurer?
Most letters name roof age. The permit and completion papers show the new roof’s date; what the carrier does with them is its decision.
Do I need a permit to re-roof in Studio City?
Yes. All re-roofing in the City of Los Angeles goes through LADBS, and hillside lots in the fire zone add a Class A assembly to the permit package. We carry the permit.
Get the roof inspected before you sign a contract.
The report counts the layers, calls the deck, and says which side of the fire line you are on. You get all three before you sign.
“Joseph was very clear about the process, the costs, the recommendations. … His team was very professional, on time, fast, and respectful, but most importantly, they were good!”
