If the roof still has good years left, the report tells you.

Free written roof inspections across Pacific Palisades and Brentwood. The January 2025 fire destroyed 6,845 structures and damaged 975 more, according to CAL FIRE. For the homes that stayed, we write down what condition the roof is in, with dated photographs. This is a roof report, not claims work.

Deck, underlayment, then shingles or tile. The underlayment keeps the water out, and you can only check it from up on the roof.

What we check in the Palisades

The fire zone did not change

Pacific Palisades has been in the Very High Fire Hazard Severity Zone since the 2007 to 2011 maps, and the state’s 2025 map shows virtually no change there. Any re-roof is Class A.

What the roofs were made of

The Insurance Institute for Business and Home Safety reports that roof covers in the Village were mostly noncombustible: asphalt shingle, barrel tile or flat tile. Structures there averaged about 14 feet of separation.

The insurance market moved first

FAIR Plan policies in ZIP code 90272 went from 360 in 2019 to 773 in 2023 and 1,430 by January 2025, an 85 percent jump in the year before the fire.

This winter in Pacific Palisades

For many homes here this winter is about the hillside as much as the roof.

Below the burn area

The county has named the Palisades burn area a top priority for mud and debris flows this winter. Sign up at alert.lacounty.gov, get sandbags from a county fire station, and know your route out.

Homes that came through the fire

Houses that survived nearby flames can carry heat damage under tile that looks fine from the street. The first long storm is where that shows up.

Rebuilds and new roofs

New roofs are rarely the problem, but the flashing where new meets old, and drainage on a reshaped lot, are worth checking before the rain.

Before the first big storm: book the free roof check, or read our winter storm roof guide.

What applies to a Palisades or Brentwood roof

City of Los Angeles rules, the same as the rest of the city.

PERMIT
LADBS

Roof work is permitted by the Los Angeles Department of Building and Safety.

FIRE ZONE
Very High

Class A covering is required, and wood shake and shingle are not permitted. The city’s Very High zone covers the hilly parts of Los Angeles, and the report tells you where your address falls.

WOOD
10 percent

Replace more than 10 percent of a roof in twelve months and the whole roof has to conform.

We get on the roof, photograph what we find and write it up.

Roof questions in Pacific Palisades

Repair or replace?

Usually the underlayment decides it, and you have to get on the roof to check that. The report gives you the answer, with photos.

What does a new roof change for my insurer?

Most letters name roof age. The permit and completion papers show the new roof’s date; what the carrier does with them is its decision.

Can you help after smoke or fire damage?

Yes, with a written roof report: age, condition and remaining life, with dated photographs. It is a document you can hand to your agent or your adjuster.

Start with the facts about your own roof.

Age, condition, remaining life and fire zone status, in writing.
