If the roof still has good years left, the report tells you.
Free written roof inspections for insurance across Los Angeles and Ventura counties. Carriers now score roofs by age from aerial photos instead of sending someone up. If a notice arrived in the mail, this page explains what it means and what to do, in order.
Deck, underlayment, then shingles or tile. The underlayment keeps the water out, and you can only check it from up on the roof.
What a roof inspection for insurance is
Last updated September 2026. Carrier positions change, and your own notice governs.
Why this is happening now
In most cases the trigger is roof age, judged from aerial photos.
Age replaced inspection
Insurers used to send someone to look at your roof. Now they score it by age. Satellite and aerial photos let a carrier check thousands of homes without visiting one of them.
The permit date is the problem
Homeowners who have never filed a claim are getting dropped over the date on the roof permit, and carriers often estimate that date from imagery.
You have a deadline
California requires at least 75 days notice before a non-renewal takes effect. That is enough time to inspect, decide and, if needed, replace, as long as you start when the letter arrives.
What a close-up from the roof shows
Carriers often decide from aerial imagery, with nobody on the roof. A close-up from the roof shows what an aerial photo cannot.

Four steps. The first two cost nothing.
Find your roof’s actual age
Check your permit history with the city, your closing documents, or the previous owner’s disclosure. Carriers often estimate age from imagery, and the estimate can be off in either direction.
Get a documented condition report
If the roof still has serviceable life left, a written assessment with dated photos gives your agent something specific to send.
Check your fire hazard zone status
If your property sits in a High or Very High Fire Hazard Severity Zone, a replacement must meet Class A assembly requirements. This changes the scope, and it is better to know before you get quotes.
Replace before the policy lapses, not after
Going uninsured, or landing on a surplus lines policy, is a bigger problem than the roof. Once the permit is closed, you have dated papers to send your carrier.
Insurance does not pay for a roof replaced because of its age.
Insurance covers sudden damage from a covered peril. Replacing a roof because a carrier scored it too old is maintenance, and it comes out of your pocket.
days: the minimum notice California requires before a non-renewal takes effect.
One rule worth knowing before you approve any repair
If more than half your roof gets replaced within twelve months, the whole roof must be brought up to Class A standard. Small repairs add up and can trigger the rule, so the order of the work matters.
Where we work
Each area has its own page, because each has its own roof problem.
Common questions
Can I fight a non-renewal notice?
Sometimes. If the carrier’s age estimate is wrong, or the roof is documented as being in serviceable condition, your agent can submit a challenge. A written contractor assessment with dated photographs is the evidence that carries weight. It does not always work, but it is worth doing before you commit to a replacement.
Is this covered by my insurance?
Generally no. Replacing a roof because of age is maintenance, not a covered loss, which is precisely why carriers are pushing it back to homeowners. Insurance covers sudden damage from a covered peril. This is different, and it is worth being clear about that from the start.
My roof does not leak. Why replace it?
You may not have to, and the report will say so if that is the answer. But going without insurance, or moving to a surplus lines policy, puts your mortgage at risk, since most lenders require continuous coverage.
How long does a replacement take?
Most single-family replacements run three to seven working days on site. Permitting adds time in front, and fire zone requirements can add inspections. The full timeline from signed contract to closed permit is typically three to six weeks.
What is a Class A assembly?
The highest fire resistance rating, tested as a complete system: covering, underlayment and deck together, not just the shingle or tile. In High and Very High Fire Hazard Severity Zones it is required on re-roofs. As of January 2026 this applies inside city limits as well, where some areas were previously exempt.
