If the roof still has good years left, the report tells you.
Roof replacement and free written roof inspections across Beverly Hills, Bel Air and Beverly Crest. Beverly Hills runs its own building department and requires a Class A, non-wood roof. Bel Air and Beverly Crest are Los Angeles, with different rules on the same hillside.
Deck, underlayment, then shingles or tile. The underlayment keeps the water out, and you can only check it from up on the roof.
What we check on a Beverly Hills roof
The map moved south
Before 2025 the Very High zone covered everything north of Sunset Boulevard and a few blocks south. The state’s March 2025 map pushed the boundary further south and added about 324 parcels, according to the city’s own agenda report.
Trousdale is its own case
Trousdale Estates was subdivided in 1955 into 532 lots for single-story mid-century homes. It sits inside the Very High zone, under a 1987 ordinance that limits height to 14 feet from the pad.
Bel Air is Los Angeles
Bel Air and Beverly Crest are permitted by the City of Los Angeles, not Beverly Hills. The 1961 Bel Air Fire destroyed 484 homes, and the fire department blamed wood shingle roofs.
Before the rain in Beverly Hills
Clay tile, slate and flat modern roofs.
Clay tile and slate
These roofs last a long time, but the underlayment beneath them does not. A long storm is when an old underlayment shows itself.
Flat roofs on modern homes
Flat roofs depend on drains and scuppers staying clear. One blocked drain in an atmospheric river can put water inside fast.
Hillside homes above Sunset
In the hills, runoff and debris are part of the picture. Check gutters and drainage along with the roof itself.

From our roofs
Recent MAMOS roofing work: shingle re-roofs, flat ADU roofs and tile.
Two sets of rules on one hillside
From the Beverly Hills permit center and the City of Los Angeles.
Non-wood only. The permit needs an ICC-ES report for the product and a Cool Roof Rating label. Roofs visible from the street in the Central Area go through design review.
City of Los Angeles rules: Class A in the Very High zone, and no wood shake or shingle.
The state’s March 2025 map moved the Very High boundary further south in Beverly Hills. Check the parcel, not the street.
We get on the roof, photograph what we find and write it up.
Get my free reportIn Bel Air, nearly half of insured homes were already on the FAIR Plan in 2022.
The FAIR Plan is the insurer of last resort. Homeowners land there when standard carriers decline, and the roof is one of the things carriers look at. A written report tells you and your agent what the roof is, before anyone assumes.
of insured homes in Bel Air’s ZIP code 90077 were on the FAIR Plan in 2022, according to the California Department of Insurance.
Roof questions in Beverly Hills
Repair or replace?
Usually the underlayment decides it, and you have to get on the roof to check that. The report gives you the answer, with photos.
What does a new roof change for my insurer?
Most letters name roof age. The permit and completion papers show the new roof’s date; what the carrier does with them is its decision.
Beverly Hills or Los Angeles: which rules apply to me?
The city line decides, not the mailing address. Beverly Crest carries a Beverly Hills mailing address and is Los Angeles. We confirm the jurisdiction before we write the report.
Get a written report on the roof first.
Roof age, remaining life and fire zone status for your parcel, with dated photographs. Your agent can work from it, and so can we.
“Joseph was very clear about the process, the costs, the recommendations. … His team was very professional, on time, fast, and respectful, but most importantly, they were good!”
