If the roof still has good years left, the report tells you.
Roof replacement and free written roof inspections across Los Feliz. The 2007 Griffith Park fire burned 817 acres and emptied more than 300 Los Feliz homes. The neighborhood is on the fire department’s Very High Fire Hazard Severity Zone list, and in ZIP code 90027 almost a third of homes were built before 1940.
Deck, underlayment, then shingles or tile. The underlayment keeps the water out, and you can only check it from up on the roof.
What we check on a Los Feliz roof
Period homes, clay tile and a park full of chaparral up the hill.
The park is the neighbor
In 2007 firefighters held the Griffith Park fire at the edge of the houses, and the one recorded residential damage was to a roof. Embers land on roofs first. We look at the eaves, vents and valleys where they settle.
Clay tile on a 1920s house
Los Feliz grew fast in the 1920s, and city surveyors found some of Hollywood’s most elaborate Spanish Colonial Revival homes here. A tile roof that old can look sound while the underlayment beneath it is finished.
What the tile is sitting on
Class A is a rating for the whole assembly, not just the tile you see. The report records what is under the field, at the edges and around the chimney, with photographs.
Before the rain in Los Feliz
Old tile roofs on the slopes below Griffith Park. In a wet winter, the problems start under the tile.
Underlayment at the end of its life
Tile sheds most of the water and the layer underneath stops the rest. On older roofs that layer has often dried out, and a long storm is when it shows on the ceiling.
Water coming down the hill
Homes on the streets below the park take runoff from above. Gutters, downspouts and the grade around the house decide where it ends up.
Chimneys and parapets
Period homes have tall chimneys and stucco parapets. The flashing and the parapet caps are classic first leaks, and they are easy to check before December.

The rules that apply to a Los Feliz roof
The fire rules come from the city. Historic review applies only to designated monuments.
Los Feliz is on the city’s list of Very High Fire Hazard Severity Zone communities. Inside the zone, a replacement roof must be a Class A assembly.
Los Feliz is not an overlay zone, so most re-roofs need only an LADBS permit. A designated Historic-Cultural Monument is different: city preservation staff approve the work before the permit is issued.
Replace more than that in twelve months and the whole roof must conform. Wood shake and shingle are not permitted.
We get on the roof, photograph what we find and write it up.

Where the house sits decides the fire zone. The condition of the roof, the underlayment and the ember gaps is something you can document, with dated photographs, in writing.

Roof questions in Los Feliz
Repair or replace?
Usually the underlayment decides it, and you have to get on the roof to check that. The report gives you the answer, with photos.
What does a new roof change for my insurer?
Most letters name roof age. The permit and completion papers show the new roof’s date; what the carrier does with them is its decision.
Can I keep the original clay tile when the roof is redone?
Often, yes. Sound tile can be lifted, stacked and reset over new underlayment, with broken pieces matched. The report tells you how much of your tile is reusable before you decide.
Find out what is under the tile.
The report gives you roof age, underlayment condition, tile that can be reused and fire zone status, in writing. Often the fix is a repair and a tile reset rather than a new roof.
