If the roof still has good years left, the report tells you.
Roof replacement and free written roof inspections across Malibu. The whole city, all 19.83 square miles of it, is designated a Very High Fire Hazard Severity Zone. The Woolsey Fire in 2018, the Franklin Fire in 2024 and the Palisades Fire in 2025 each reached it.
Deck, underlayment, then shingles or tile. The underlayment keeps the water out, and you can only check it from up on the roof.
What we check on a Malibu roof
Every roof is a Class A roof
The city’s re-roofing policy requires Class A on every re-roof, plus cool roof compliance, with no exceptions. Wood shakes and shingles are strictly prohibited.
Tile and metal come with paperwork
Tile over tile, and any normal-weight tile above 6 pounds per square foot, needs stamped engineer or architect calculations. Metal panels require a full tear-off. Only one asphalt overlay is allowed.
Wind and salt
Woolsey’s winds at the Malibu coast station reached gusts of 60 mph. FEMA guidance says salt corrosion is greatest near the breaking waves and fades over the first 300 to 3,000 feet inland, so fasteners near the water should be stainless.
This winter in Malibu
Burn areas above the coast, salt air and canyon wind. A strong El Niño winter puts all three to work.
Below the Franklin and Palisades burn areas
Hillsides that burned in late 2024 and early 2025 can send mud and debris down in heavy rain. Follow the county’s alerts, and know your road out before a storm, not during one.
Salt air on metal
Coastal air corrodes fasteners, flashing and gutters faster than inland. Rust at the edges is often where a winter leak begins.
Canyon wind
Wind down the canyons lifts tile and edge metal in late fall. The rains that follow pour into whatever moved.

We get on the roof, photograph what we find and write it up.

Roof questions in Malibu
Repair or replace?
Usually the underlayment decides it, and you have to get on the roof to check that. The report gives you the answer, with photos.
What does a new roof change for my insurer?
Most letters name roof age. The permit and completion papers show the new roof’s date; what the carrier does with them is its decision.
Do I need a Coastal Development Permit to replace my roof?
It depends on the property and the scope. The city’s building department and the Coastal Commission decide. The report documents the roof’s condition so the conversation starts from facts.
Know what the roof is before the city asks.
The report gives you the roof’s age, remaining life and condition in writing, with dated photographs. It shows whether the roof can take an overlay or needs a tear-off.
“Mamos did a beautiful job renovating my new kitchen. They were patient, passionate, and attentive. They listened to my all of my personal preferences and installed beautiful new cabinets and granite countertops. Couldn’t be happier.”
