Porter Ranch homes are newer, but the Sesnon and Saddleridge fires both reached the hills behind them.

If the roof still has good years left, the report tells you.
Roof replacement and free written roof inspections across Porter Ranch. The median home in ZIP code 91326 was built in 1982, and about a third went up in 2000 or later. The neighborhood sits right below the Santa Susana Mountains and is on the city’s list of Very High Fire Hazard Severity Zone communities.
Deck, underlayment, then shingles or tile. The underlayment keeps the water out, and you can only check it from up on the roof.
What we check on a Porter Ranch roof
Newer homes, steeper lots and the hills right behind them.
Two fires in eleven years
The Sesnon Fire came down from the oil fields north of Porter Ranch in 2008. The Saddleridge Fire reached the same foothills in 2019. Most roof fires start from embers.
Tile is only the top layer
A tile roof can look perfect from the street while the underlayment beneath it wears out. On homes from the 1980s and 1990s that layer is often the real question.
Vents, eaves and gaps
Open bird stops at the eave line, unscreened vents and debris packed in the valleys are where embers get in. We note each one with a photograph.
Before the rain in Porter Ranch
Hillside lots and tile roofs, right under the Santa Susanas. A wet El Niño winter tests them in a particular order.
Wind loosens, rain finds it
Santa Ana gusts off the mountains crack and shift ridge tiles in fall. Whatever moves in October is where the water gets in during January.
Graded lots and terraces
Hillside homes often sit on graded pads with a slope behind them. Downspouts should carry water to the street drains, not onto the slope or against the foundation.
Valleys full of debris
Leaves and wind-blown brush collect in tile valleys and behind chimneys. Cleared before the first storm, they cannot dam water back under the tile.

The rules behind a Porter Ranch roof
Fire zone rules come from the city and the state. Your tract may add its own on top.
Porter Ranch is on the city’s list of Very High Fire Hazard Severity Zone communities. Inside the zone, a replacement roof must be a Class A assembly.
Re-roof permits come from the Los Angeles Department of Building and Safety. Over half the roof replaced means a CRRC-rated cool roof product.
The fire department requires hazardous vegetation to be cleared within 200 feet of structures, year round.
We get on the roof, photograph what we find and write it up.

Fire zone status is decided by the map. What the roof is made of, how old it is and how it is detailed at the edges is something you can document, with dated photographs, in writing.
acres burned by the 2008 Sesnon Fire, which CAL FIRE records in the Porter Ranch area. It destroyed 78 structures before it was contained five days later.
Roof questions in Porter Ranch
Repair or replace?
Usually the underlayment decides it, and you have to get on the roof to check that. The report gives you the answer, with photos.
What does a new roof change for my insurer?
Most letters name roof age. The permit and completion papers show the new roof’s date; what the carrier does with them is its decision.
Does a tile roof automatically meet the fire rules?
Not always. Class A is a rating for the whole assembly, including what sits under the tile and how the edges are closed off. The report tells you what you have, and what it would take to bring it up to the rule.
Know where embers can get into your roof.
The report covers roof age, underlayment condition, ember entry points and fire zone status, in writing. Often a set of repairs will do, and sometimes the roof has to be replaced.
“Mamos did a beautiful job renovating my new kitchen. They were patient, passionate, and attentive. They listened to my all of my personal preferences and installed beautiful new cabinets and granite countertops. Couldn’t be happier.”
