More than a third of Reseda’s homes went up in a single decade.

If the roof still has good years left, the report tells you.
Roof replacement and free written roof inspections across Reseda. Reseda had about 4,000 residents in 1940 and more than 16,000 by 1950, as orange groves gave way to houses for returning veterans. The median home in ZIP code 91335 was built in 1963, and many of these roofs have been replaced more than once.
Deck, underlayment, then shingles or tile. The underlayment keeps the water out, and you can only check it from up on the roof.
What we check on a Reseda roof
We check these roofs from the top and from the attic.
How many layers are up there
A 1950s house may be on its third or fourth roof, and not every one was torn off. We count the layers at the edges and vents, because that decides whether the next roof can go over or has to start from the deck.
The boards under the shingles
Some postwar roofs started as wood shake over spaced boards. Asphalt shingles need a solid deck, so we check from the attic what the last crew actually nailed into.
Patio covers and later additions
Over the decades many Reseda homes gained a family room, a patio cover or a converted garage. The low-slope sections and the seams where they meet the original roof get a closer look.
Before the rain in Reseda
Postwar ranch roofs, patio covers and some of the hottest summers in the county. A strong El Niño winter follows all of it.
Shingles after a hot summer
A few miles west, Pierce College hit 121 degrees in September 2020, the highest official reading in L.A. County. Heat like that wears the granules off shingles, and bare spots let the rain in.
Patio covers and low slopes
Flat patio covers and low-pitch additions shed water slowly. Where they tie into the main roof is the first place to look before a long storm.
Gutters on long ranch eaves
Ranch homes have long, low eaves and long gutter runs. A sag or a blocked downspout sends a winter of water straight down the wall.
Before the first big storm: book the free roof check, or read our winter storm roof guide.

The rules that apply to a Reseda roof
Reseda is a City of Los Angeles neighborhood, so LADBS permits the work.
Under the California Residential Code, a roof that already has two layers cannot be covered again. Everything comes off, down to the deck.
Replace more than a tenth of the roof covering within twelve months and the whole roof has to meet current code, anywhere in the city.
A re-roof here is permitted and inspected by the Los Angeles Department of Building and Safety. A cool roof product is required when more than half the roof is replaced.
We get on the roof, photograph what we find and write it up.
Get my free reportYour house is from the 1950s. How old is the roof?
The roof is almost always younger than the house. A written report with dated photographs tells you how many layers you have, what the deck is like, and how much life is left.

Roof questions in Reseda
Repair or replace?
Usually the underlayment decides it, and you have to get on the roof to check that. The report gives you the answer, with photos.
What does a new roof change for my insurer?
Most letters name roof age. The permit and completion papers show the new roof’s date; what the carrier does with them is its decision.
Can a new roof go right over my old one?
Only if there is a single layer there now and the deck underneath is sound. If there are already two layers, the code requires a full tear-off. The report tells you which case you are in before you get a single bid.
Know what is under your roof before you replace it.
The report covers layers, decking, roof age and remaining life in writing. That can mean a tear-off, or a repair and a few more good years.
“Joseph was very clear about the process, the costs, the recommendations. … His team was very professional, on time, fast, and respectful, but most importantly, they were good!”
