Winnetka began as one-acre egg farms. Most of its houses came in the fifties.

If the roof still has good years left, the report tells you.
Roof replacement and free written roof inspections across Winnetka. More than one in three homes in ZIP code 91306 were built between 1950 and 1959, according to the Census Bureau, and the median home dates from 1965. Those houses went up on what had been the Weeks Poultry Colony, founded in the early 1920s.
Deck, underlayment, then shingles or tile. The underlayment keeps the water out, and you can only check it from up on the roof.
What we check on a Winnetka roof
Post-war houses, Valley heat, and plenty of apartment and condo buildings.
What is under a 1950s roof
Many post-war houses were built with spaced boards under the roof instead of solid sheathing. A new shingle roof needs a solid deck, so the report tells you which one you have before any work is priced.
Valley heat
Pierce College, just south of Winnetka on Winnetka Avenue, recorded 121 degrees in September 2020, the highest temperature ever measured in Los Angeles County. Heat dries shingles and attic airflow decides how fast.
Apartment and condo roofs
Winnetka has a large share of rental and condo buildings. We inspect those roofs too, and the written report gives an owner or an HOA board one clear record of each slope.
Before the rain in Winnetka
Flat valley streets, post-war roofs and a lot of low-slope additions.
Old vent boots
The rubber collars around plumbing vents dry out and crack in the Valley sun. They are a small part, and a common first leak of the season.
Flat roofs on apartments and carports
Low-slope roofs hold water longer than pitched ones. Seams and drains are worth checking before the first long storm.
Downspouts at the foundation
On a flat lot, water that leaves a downspout has nowhere to go. Extensions that carry it away from the house are a simple fix that keeps the crawlspace dry.

What the city requires on a Winnetka roof
Winnetka is part of the City of Los Angeles, so city permits and city fire rules apply.
A re-roof needs a permit from the Los Angeles Department of Building and Safety, the same office that permits the rest of the Valley.
The 10 percent rule applies on the flats too. Past that point in a twelve month period the whole roof must conform, and wood shake or shingle cannot go back on.
When more than half the roof is replaced, the city calls for CRRC rated cool roof products. The report notes which options suit your roof.
We get on the roof, photograph what we find and write it up.

Roof questions in Winnetka
Repair or replace?
Usually the underlayment decides it, and you have to get on the roof to check that. The report gives you the answer, with photos.
What does a new roof change for my insurer?
Most letters name roof age. The permit and completion papers show the new roof’s date; what the carrier does with them is its decision.
Is Winnetka in a fire hazard zone?
LAFD does not list Winnetka among its Very High zone communities. The state issued new maps in 2025 and the line runs parcel by parcel, so the report confirms your address in writing.
Know what your roof needs before anyone quotes it.
A free written report with roof age, remaining life and the city rules that apply to your building. After the inspection you get a written quote, and if a repair is enough, the report says so.
“Mamos did a beautiful job renovating my new kitchen. They were patient, passionate, and attentive. They listened to my all of my personal preferences and installed beautiful new cabinets and granite countertops. Couldn’t be happier.”
